The Community of Sage Port is located in unincorporated Douglas County, near the town of Larkspur, Colorado. It consists of 240 one-acre home sites nestled in a Ponderosa Pine forest. The area is convenient to both Denver and Colorado Springs with the wonders of nature and world-class golf just moments away.

Know your Sage Port Organizations

This Web Site  will attempt to provide important community information on Sage Port and surrounding areas.

 

Unlike 99% of communities in CO, Sage Port does not have an official / mandatory HOA!  While there is a unofficial HOA club that undertakes community projects, it is important to understand that membership is voluntary and, most importantly, they have no legal authority to impose any community rules or regulations.

In the last few months an extensive (several year) legal action was resolved and among issues addressed was if Sage Port fell under state laws requiring a  mandatory HOA structure.  The courts ruled no! Sage Port is exempt  (we will be linking the court documents in the near future)


Sage Port Architectural Control Committee

The only "official" organization that is able to impose and enforce controls over Sage Port Filing #2 properties is it's  ACC.  The ACC and it's responsibilities are listed in the Protective Covenants for Sage Port and are part of your Deed.  The primary function of the ACC is to approve new building plans as well as new construction.  Our Covenants impose restrictions on construction that exceed those of Douglas County.
